Lethbridge detached home prices rise to $421K

LETHBRIDGE, AB – A new report shows home prices in Lethbridge are on the rise.

The Lethbridge and District Association of Realtors (LDAR) has released its report on monthly statistics for the City of Lethbridge for September 2023.

Between all residential property types, it said the average cost to buy a house was $336,628, an increase of 12.5 per cent from the same time last year.

That price hike was driven by detached and row homes.

A typical detached single-family home in the city went for an average of $421,674, rising by 16.1 per cent over the last 12 months. Row townhouses increased by 18.3 per cent to $275,723.

Semi-detached homes, such as duplexes, became 6.9 per cent more affordable, averaging $286,756 as of September this year. Apartments remained the most cost-effective housing type, going for $164,175, a price that has dropped by 11 per cent year-over-year.

The LDAR said there were 178 new home listings this past month and 183 properties sold. There were 403 residential properties on the market, meaning that if homes continued to sell at the same pace and no new ones were listed, there would be 2.2 months of inventory.
