Alberta cities rank favourably in National Rent Report

LETHBRIDGE, AB – A new report has found that most of Alberta’s larger communities are relatively affordable when it comes to rent, at least when compared to other Canadian cities.

Rentals.ca and Urbanation have released their National Rent Report for November 2023, analyzing 35 municipalities across the country.

Among apartments and condos with one-to-three bedrooms, units in Alberta rented for an average of $1,695 per month, an increase of 16 per cent over the last year.

The national average, on the other hand, was $2,125 in November, which rose by 11 per cent in the past 12 months.

Calgary was the most expensive city in the province for rent (23rd nationally) with a one bedroom unit going for $1,736 per month, while homes with two bedrooms rented for $2,108.

Lethbridge was near the bottom of the list at 33rd place. Renters could find a place with a single room for $1,239 or an two-bedroom apartment for $1,432.

The full ranking of Alberta communities, with their national ranking out of 35 in brackets, is as follows:

  • Calgary (23):
    • One bedroom: $1,736 per month, up 10.6 per cent year-over-year
    • Two bedrooms: $2,108 per month, up 7.8 per cent year-over-year
  • Edmonton (31):
    • One bedroom: $1,297 per month, up 12.3 per cent year-over-year
    • Two bedrooms: $1,605 per month, up 10.2 per cent year-over-year
  • Lethbridge (32):
    • One bedroom: $1,239 per month, up 1.8 per cent year-over-year
    • Two bedrooms: $1,432 per month, up 1.9 per cent year-over-year
  • Fort McMurray (33):
    • One bedroom: $1,222 per month, up 7.9 per cent year-over-year
    • Two bedrooms: $1,444 per month, up 1.8 per cent year-over-year

Vancouver remains the most expensive city in the country in which to rent. A one-bedroom apartment there rented for an average of $2,866 per month in November, and units with two bedrooms went for $3,834.

On the opposite end of the spectrum, Saskatoon was the most affordable. Single-room apartments listed for just $1,132 per month and two bedroom homes rented for $1,352.
