Rent in Lethbridge rising faster than national average

Although Lethbridge is still relatively affordable for rent in Canada, prices are continuing to go up.

The latest National Rent Report from Rentals.ca and Urbanation shows that Lethbridge is the 10th cheapest city out of the 60 that were analyzed for March 2025.

A typical one-bedroom apartment in Lethbridge rented for $1,365 per month, increasing by 6.5 per cent compared to the same time last year. Units with two bedrooms went up by 5.6 per cent to $1,569.

The national average was $2,119 per month between all unit sizes, down 2.8 per cent annually, while the number in Alberta was $1,721.

The report has been expanded to show numbers for 60 communities across the country, while it previously only had 35.

It includes eight cities in Alberta, all of which were in the bottom 15 in terms of average rental prices. The number in brackets represents each community’s rank on the national list.

    • One bedroom: $1,588 per month, down 7% in one year
    • Two bedrooms: $1,922 per month, down 8.2% in one year
  • Airdrie (49)
    • One bedroom: $1,466 per month, down 5.8% in one year
    • Two bedrooms: $1,799 per month, down 11.9% in one year
  • Lethbridge (51)
    • One bedroom: $1,365 per month, up 6.5% in one year
    • Two bedrooms: $1,569 per month, up 5.6% in one year
  • Red Deer (52)
    • One bedroom: $1,314 per month, up 11.8% in one year
    • Two bedrooms: $1,558 per month, up 4.2% in one year
  • Edmonton (53)
    • One bedroom: $1,310 per month, down 2.1% in one year
    • Two bedrooms: $1,656 per month, up 0.1% in one year
  • Fort McMurray (55)
    • One bedroom: $1,254 per month, up 0.6% in one year
    • Two bedrooms: $1,397 per month, down 3.2% in one year
  • Medicine Hat (58)
    • One bedroom: $1,195 per month, up 2.9% in one year
    • Two bedrooms: $1,395 per month, up 3.9% in one year
  • Lloydminster (59)
    • One bedroom: $1,039 per month, up 3.4% in one year
    • Two bedrooms: $1,251 per month, up 9.5% in one year

The graphs below illustrate that Lethbridge is one of the most affordable cities in Canada when it comes to rental costs for condos, yet is seeing one of the fastest paces of growth.

The most expensive city in Canada for rent was North Vancouver, where a one-bedroom apartment will set you back $2,667 every month, while two bedrooms can be rented for an average of $3,471 monthly.
