Average home cost in Lethbridge was $404K in April

The typical price for a home in Lethbridge remains a little over $400,000.

The Alberta Real Estate Association (AREA) has released its Market Statistics reports for April, showing the cost for all residential property types was $404,282, up by 8.3 per cent compared to the same time last year.

Medicine Hat, thanks to a 19.9 per cent jump in prices, became slightly more expensive than in Lethbridge, averaging $405,204.

Detached homes in Lethbridge were, as always, the most expensive at $467,760, rising by 9.2 per cent annually.

The biggest price increase was for row homes, which rose by 16.1 per cent to $325,643.

Both semi-detached homes and apartments went down in price to $317,940 (down 5.3 per cent) and $194,083 (down 10.4 per cent) respectively.

The report says there are around 1.51 “months of supply” in Lethbridge, meaning that if homes continued to sell at their current rate and no new listings were added, that is how long it would take for everything to be sold. This means that Lethbridge remains in a seller’s market.

Despite the cost of housing going up in Lethbridge, the city is still more than $100,000 cheaper than the provincial average of $525,135.

Calgary was the most expensive city in the province, with detached homes selling for $725,750, while the average for all property types was $590,000.

On the other hand, Fort McMurray was the most affordable out of the included cities at $372,369.
