Rent price increases slowing down in Lethbridge

A new report shows that the increasing cost of housing rentals in Lethbridge is slowing.

That is according to the National Rent Report from Rentals.ca and Urbanation for April 2025.

It says the average cost to rent a one-bedroom unit in Lethbridge was $1,322 per month, down 3.2 per cent from March but still up by 2.6 per cent from the same time last year.

Two-bedroom apartments rented for $1,535 monthly, falling 2.2 per cent over the last month but rising three per cent annually.

In our report on rental costs in May last year, prices in Lethbridge had increased by around 10 per cent.

For one and two-bedroom units, Lethbridge is about $200 and $300 cheaper per month than the provincial average.

Out of the 60 Canadian communities that were listed in the report, Lethbridge was the 10th most affordable.

The report included eight cities in Alberta, which are shown below with their rank out of 60 on the national list in brackets:

  • Calgary (47)
    • One bedroom: $1,579/month, -9% annually
    • Two bedrooms: $1,913/month, -10.3% annually
  • Airdrie (49)
    • One bedroom: $1,466/month, -12.5% annually
    • Two bedrooms: $1,766/month, -14.4% annually
  • Lethbridge (51)
    • One bedroom: $1,322/month, +2.6% annually
    • Two bedrooms: $1,535/month, +3% annually
  • Edmonton (52)
    • One bedroom: $1,316/month, -2.8% annually
    • Two bedrooms: $1,654/month, -0.7% annually
  • Fort McMurray (55)
    • One bedroom: $1,247/month, +0.8% annually
    • Two bedrooms: $1,425/month, -2.2% annually
  • Red Deer (56)
    • One bedroom: $1,245/month, +0.2% annually
    • Two bedrooms: $1,535/month, +2.1% annually
  • Medicine Hat (58)
    • One bedroom: $1,196/month, +0.6% annually
    • Two bedrooms: $1,389/month, +3.3% annually
  • Lloydminster (59)
    • One bedroom: $1,050/month, +4.8% annually
    • Two bedrooms: $1,256/month, +8.1% annually

You could rent two apartments in Lethbridge for the price of just one in North Vancouver and still have a little bit of cash left over. North Vancouver was listed as the most expensive city in Canada for rent, with one-bedroom units going for $2,680 per month and two rooms for $3,563.
