Average prices for homes sold in Lethbridge second-highest in Alberta in June

A new report shows that higher-priced homes have been selling more frequently in Lethbridge.

The Alberta Real Estate Association (AREA) shows that, among the 192 residential properties that sold in Lethbridge in June 2025, they averaged $439,818. This marks an increase of 9.3 per cent compared to the same time last year.

In June 2024, the most common price bracket for home sales was $300,000-$399,000. One year later, that has changed to $400,000-$499,000.

That means that people are spending more on their homes in Lethbridge than almost anywhere else in the province, at least among those analyzed by AREA. The only exception was Calgary, where properties sold for an average of $595,000.

Homes in the provincial capital of Edmonton typically sold for around $431,582, the third-highest in June.

When you look at the first six months of 2025 together, however, home sale prices are higher in Edmonton than in Lethbridge, in terms of both the average and median price.

Single-family detached homes in Lethbridge sold nearly half a million dollars in June 2025, averaging $496,710. These went up by 8.7 per cent over the last year.

The purchasing prices of semi-detached and row homes stayed relatively flat, rising 0.6 per cent to $361,364 and by 1.9 per cent to $315,116, respectively.

Apartments increased by 3.8 per cent year-over-year to $211,752.

AREA says that 192 properties sold in Lethbridge last month, which is down by 6.3 per cent annually.

The city remains in a seller’s market as there is just 1.59 months of supply, which is down 9.7 per cent. Months of supply refers to the amount of time it would take to sell all existing homes on the market, assuming a consistent pace of sales and no new properties being listed.
