Housing starts in Alberta on pace to overtake record-setting year in 2024

The Government of Alberta says the province is leading the country in housing starts in 2025.

According to the province, they’re on track to build 30 per cent more than in 2024, which was a record setting year for Alberta.

Data from the Canada Mortgage and Housing Corporation (CMHC) shows in 2024 Alberta set historic records for housing starts with 46,632 new homes under construction, which was more than a 30 per cent increase from 2023.

This year they remain on track with 27,902 housing starts in the first two quarters of 2025, which outpaces every other province, according to the government.

Statistically speaking, this means they’re on pace for approximately 55,804 homes by the end of the year.

“Alberta’s record housing starts are a clear sign that our approach is working. While other jurisdictions are falling behind, Alberta continues to step up – leading the way in housing construction, cutting red tape and delivering results that matter,” said Jason Nixon, Minister of Assisted Living and Social Services. “This is what it looks like when a government does what it takes to get shovels in the ground and homes built.”

Housing construction in some of the province’s mid-sized cities remains up. Lethbridge has 363 year-to-date housing starts, which is up 26 per cent from 2024, and Grande Prairie is up 112 per cent from last year with 235 year-to-date housing starts.

However, Red Deer has only seen a two per cent increase from last year with 284 year-to-date starts.

Both Calgary and Edmonton continue to be on course to break the records set last year with year-to-date housing starts increasing 32 per cent and 29 per cent, respectively.

The province also reported that 48 per cent of all new housing starts this year are rental properties. Currently, there are 21,735 rental units under construction across Alberta.

“Alberta continues to lead the country in new housing starts, with nearly 28,000 homes underway in the first half of 2025 – a more than 30 per cent increase over last year’s record pace,” said Scott Fash, chief executive officer, BILD Alberta. “This sustained momentum highlights the continued collaboration between industry, the provincial government, and municipalities in reducing barriers and supporting housing affordability.”

The province credits its increase in housing starts to their efforts in cutting red tape through the Stop Housing Delays portal. They say the portal incentivized housing construction province-wide.
