Lethbridge improves two spots on rent affordability list

Lethbridge remains one of the 10 most affordable cities in Canada for rent, at least among the 60 that were analyzed in a new report.

The National Rent Report, from Rentals.ca and Urbanation, says the average cost to rent a one-bedroom apartment in Lethbridge was $1,336 per month in July 2025, rising by 0.8 per cent compared to June, but down 4.6 per cent from the same time last year.

Two-bedroom units rented for an average of $1,621 on a monthly basis, dropping by 0.4 per cent from one month ago, but increasing in price by 6.3 per cent over the last 12 months.

Lethbridge was the eighth most affordable city in the country for rent in July, improving from tenth the month prior.

Across Alberta, apartment and condo rental prices averaged $1,738 per month, including $1,535 for one bedroom and $1,899 for two bedrooms.

The report shows eight communities in Alberta, which are listed in descending order of price below, with the number in brackets representing their place on the national list out of 60:

  • Calgary (42)
    • One bedroom: $1,689 (-8.8% annually)
    • Two bedrooms: $2,074 (-9.9% annually)
  • Airdrie (47)
    • One bedroom: $1,573 (-4.5% annually)
    • Two bedrooms: $1,726 (-14.3% annually)
  • Edmonton (52)
    • One bedroom: $1,369 (-3.8% annually)
    • Two bedrooms: $1,745 (-1% annually)
  • Lethbridge (53)
    • One bedroom: $1,336 (-4.6% annually)
    • Two bedrooms: $1,621 (+6.3% annually)
  • Red Deer (54)
    • One bedroom: $1,322 (+1.7% annually)
    • Two bedrooms: $1,518 (+4.3% annually)
  • Fort McMurray (57)
    • One bedroom: $1,224 (-1.9% annually)
    • Two bedrooms: $1,414 (+1% annually)
  • Medicine Hat (58)
    • One bedroom: $1,209 (-1.2% annually)
    • Two bedrooms: $1,379 (-1.3% annually)
  • Lloydminster – Alberta side (59)
    • One bedroom: $1,028 (+0.3% annually)
    • Two bedrooms: $1,281 (+7.2% annually)

North Vancouver was once again the most expensive city in Canada for rent, where one-bedroom apartments rented for $2,630 per month on average, while units with two rooms went for $3,500 monthly. That is more than 2.5 times the price of Lloydminster.
