Lethbridge homes sold for $431K on average in July

A new report is shedding light on the final sale prices for homes in Lethbridge.

The Alberta Real Estate Association states that the typical residential property, among all types of housing, was $431,515 in July 2025.

That is about $8,300 less than in June, but still 10.3 per cent higher than in the same time last year.

Detached homes in Lethbridge sold for an average of $484,600, up 10.6 per cent on an annual basis.

Semi-detached homes went for $356,500 (+4.1 per cent), while the buyers of row homes spent $280,214 (+2.8 per cent).

Apartments had by far the biggest increase in final prices by percentage, going up by 34.5 per cent to $251,560.

There was a similar number of home sales in the price ranges of $300,000-$399,999 and $400,000-$499,999, while last year, the cheaper category was seen far more commonly.

The city also saw more homes sell for $500,000-$599,999 compared to July 2024.

Realtors closed the sales of 202 houses in the city this past month, while 238 new listings were added.

If homes continued to sell at the current pace and no new homes were listed, it would take 1.55 months to completely clear the market. That means Lethbridge remains in a seller’s market.

The provincial average for sale prices of all home types is just over half a million dollars, at $503,123. That average was lifted by Calgary, where homes sold for $569,500.

On the other hand, Fort McMurray had the lowest average sale price at $357,705.
