Lethbridge improves on national ranking of rent affordability

A new report shows Lethbridge remains one of the most affordable cities in the country for rent.

The National Rent Report, from Rentals.ca and Urbanation, states that the average cost to rent a one-bedroom unit in Lethbridge was $1,295 per month in August 2025. That is down by 3.1 per cent from July and down 8.7 per cent from the same time one year ago.

Two-bedroom units in the city went for $1,614 monthly, dropping by 0.4 per cent from the prior month, but increasing by 2.8 per cent over the last year.

Out of the 60 communities across Canada that were analyzed, Lethbridge was the sixth most affordable. In last month’s list, Lethbridge was the eighth cheapest.

The provincial average for rent in Alberta was $1,549 per month for a one-bedroom and $1,907 each month for two.

A total of eight Alberta communities were included in the report. They are shown in the list below in descending order of price, with their place on the national ranking out of 60 in brackets.

  • Calgary (41)
    • One bedroom: $1,692/month, -5.8% annually
    • Two bedrooms: $2,081/month, -6.6% annually
  • Airdrie (49)
    • One bedroom: $1,482/month, -9.8% annually
    • Two bedrooms: $1,711/month, -10% annually
  • Edmonton (51)
    • One bedroom: $1,391/month, -1.5% annually
    • Two bedrooms: $1,759/month, +0.6% annually
  • Red Deer (54)
    • One bedroom: $1,295/month, +2.8% annually
    • Two bedrooms: $1,495/month, +0.4% annually
  • Lethbridge (55)
    • One bedroom: $1,295/month, -8.7% annually
    • Two bedrooms: $1,614/month, +2.8% annually
  • Fort McMurray (57)
    • One bedroom: $1,220/month, -2.7% annually
    • Two bedrooms: $1,411/month, -0.6% annually
  • Medicine Hat (58)
    • One bedroom: $1,202/month, -2.7% annually
    • Two bedrooms: $1,366/month, -1.7% annually
  • Lloydminster – Alberta side (59)
    • One bedroom: $1,035/month, +0.1% annually
    • Two bedrooms: $1,256/month, +1% annually

Even Alberta’s most expensive city is still nowhere near North Vancouver, which was the priciest community in Canada for rent. A one-bedroom apartment there rents for an average of $2,621 per month, while units with two rooms cost $3,455 monthly.
