Homes in Lethbridge sold for $435K in August, up nearly 11% in one year

A new report shows that people are spending more money to buy homes in Lethbridge.

According to the Alberta Real Estate Association, the average final sale price for residential properties of all types in August 2025 was $435,599.

That is an increase of 10.9 per cent compared to the same time last year.

Detached homes increased by 6.9 per cent to $478,293.

Semi-detached homes sold for $359,158, up four per cent, while row homes rose by 5.4 per cent to $336,383.

The biggest jump in final sale prices was for apartments, which increased by 33.1 per cent to $253,253.

A total of 189 homes were sold this past month, with nearly an equal number of them falling in the $300,000-$399,999 and $400,000-$499,999 price ranges. There has been a fairly large increase over the last year in homes in the more expensive category.

The Real Estate Association says the number of available homes in Lethbridge has fallen by 7.5 per cent in the last 12 months.

There is now 1.77 “months of supply,” meaning that, if properties continued to sell at their current rate and no new homes were listed, it would take that long to completely clear out the market. This means that Lethbridge remains in a seller’s market.

Although prices have increased in Lethbridge, it is still below the provincial average of $502,684. That number was elevated by Calgary, where properties of all types sold for around $570,000.

Medicine Hat is the most affordable for housing, at least among those analyzed by the Association, with all property types averaging out to $375,639.

Detached homes, in particular, were more expensive in Cow Town, selling for an average of $689,000.
