Lethbridge maintains top-10 spot in Canadian rent affordability list

A new report shows that Lethbridge, along with several other Alberta cities, remains among the most affordable in the country.

The National Rent Report says that, in September 2025, the average cost to rent a one-bedroom unit in Lethbridge was $1,325 per month.

That is up by 2.3 per cent from August but down 5.5 per cent compared to the same time last year.

Two-bedroom units rented for $1,639 on average, rising by 1.5 per cent on both a monthly and annual basis.

A total of 60 communities across Canada were analyzed for the report, and Lethbridge had the seventh lowest prices for rent.

Calgary and Airdrie were the only places in Alberta that were not in the top 10 for being the most affordable.

The Alberta average for rent for all apartment sizes was $1,734 per month. It was $1,538 for one bedroom and $1,892 for two rooms.

The Alberta cities are listed below in descending order of price, with their place on the national ranking out of 60 in brackets:

  • Calgary: (43)
    • One bedroom: $1,675, down 5.9% annually
    • Two bedrooms: $2,068, down 7% annually
  • Airdrie: (49)
    • One bedroom: $1,472, down 10.3% annually
    • Two bedrooms: $1,714, down 8.5% annually
  • Edmonton: (51)
    • One bedroom: $1,386, down 4.7% annually
    • Two bedrooms: $1,737, down 1.2% annually
  • Red Deer: (53)
    • One bedroom: $1,327, up 7.5% annually
    • Two bedrooms: $1,490, down 2.6% annually
  • Lethbridge: (54)
    • One bedroom: $1,325, down 5.5% annually
    • Two bedrooms: $1,639, up 1.5% annually
  • Medicine Hat: (57)
    • One bedroom: $1,233, down 1.4% annually
    • Two bedrooms: $1,364, down 2.3% annually
  • Fort McMurray: (58)
    • One bedroom: $1,200, down 3.1% annually
    • Two bedrooms: $1,393, no change
  • Lloydminster – Alberta side: (59)
    • One bedroom: $1,015, down 1.3% annually
    • Two bedrooms: $1,311, up 7% annually

North Vancouver is the most expensive community in the country for rent. Despite small decreases in price over the last year, it still costs an average of $2,570 for a one-bedroom unit, or $3,387 for two.

Those prices are approximately twice what people in Lethbridge can expect to pay.
