Final sale prices for Lethbridge homes up nearly 15% in one year

People continue to pay more and more to purchase homes in Lethbridge.

That is according to the Alberta Real Estate Association (AREA), which has updated its housing market statistics for September 2025.

Among all property types, they report that the average final sale price for homes in Lethbridge was $437,313, up 14.7 per cent compared to the same time last year. That is the second-highest increase by percentage in Alberta behind Grande Prairie, where price tags elevated by 18.9 per cent.

Nearly three-quarters of the 158 properties that were sold last month in Lethbridge were detached homes.

These houses sold for an average of $475,387, increasing by 10.7 per cent over the last year.

Semi-detached was the only housing type to not see any major movement in price, as those sold for $333,955 (+0.4 per cent)

The biggest changes by percentage were row homes and apartments.

People paid 21.8 per cent more for row homes in September 2025 than they did one year prior, now averaging $356,831. Apartments increased by 45.1 per cent to $266,299.

The availability of housing remains low in Lethbridge, to the advantage of sellers.

Despite 204 new listings being added in September, AREA says there was only 2.13 months of supply. This means that, if homes consistently sold at the current rate and no new properties were added, it would take that long to completely clear out the market.

Overall, housing in Lethbridge remains cheaper than the provincial average of $502,063 for all property types, rising by just 0.6 per cent annually. Calgary was the most expensive at $560,000, while Medicine Hat had the cheapest homes at $341,419.

Lethbridge had the second-highest final sale price for detached houses and apartments in Alberta, only behind Calgary in both cases.

On the other hand, Lethbridge was among the most affordable cities for semi-detached homes, being just a little bit higher on average than Fort McMurray.
