Six of Canada’s most affordable cities for rent are in Alberta

A new report shows that Alberta remains one of the most affordable provinces in the country for rent.

The National Rent Report, from Rentals.ca and Urbanation, analyzed 60 communities across Canada.

They say that six out of the 10 cheapest cities in terms of home rental costs are in Alberta.

Lethbridge was the ninth-most affordable nationally.

A one-bedroom unit here rented for an average of $1,321 per month in October 2025, falling by 0.3 per cent compared to September.

Homes with two bedrooms fell by 0.7 per cent over the last month to $1,628.

The average cost of rent for all unit sizes in Alberta was $1,691 per month in October. The national average was $2,094.

Eight communities in Alberta were included in the report. They are listed below with their place on the national ranking in brackets:

  • Calgary (43)
    • Total: $1,851 monthly
    • One bedroom: $1,633 monthly, -6.8% annually
    • Two bedrooms: $2,004 monthly, -6.8% annually
  • Airdrie (49)
    • Total: $1,656 monthly
    • One bedroom: $1,461 monthly, -7.9% annually
    • Two bedrooms: $1,750 monthly, -3.7% annually
  • Lethbridge (52)
    • Total: $1,570 monthly
    • One bedroom: $1,321 monthly, -1.2% annually
    • Two bedrooms: $1,628 monthly, +1.7% annually
  • Edmonton (53)
    • Total: $1,529 monthly
    • One bedroom: $1,336 monthly, -5.8% annually
    • Two bedrooms: $1,700 monthly, -2.6% annually
  • Red Deer (56)
    • Total: $1,395 monthly
    • One bedroom: $1,280 monthly, +0.3% annually
    • Two bedrooms: $1,601 monthly, +7.6% annually
  • Fort McMurray (57)
    • Total: $1,332 monthly
    • One bedroom: $1,184 monthly, -2.7% annually
    • Two bedrooms: $1,375 monthly, -0.1% annually
  • Medicine Hat (58)
    • Total: $1,321 monthly
    • One bedroom: $1,228 monthly, +0.2% annually
    • Two bedrooms: $1,359 monthly, -2.9% annually
  • Lloydminster – Alberta side (59)
    • Total: $1,244 monthly
    • One bedroom: $1,059 monthly, +4.5% annually
    • Two bedrooms: $1,322 monthly, +9.4% annually

North Vancouver remains the most expensive city in Canada for rent, as units there go for an average of $3,011 per month.
