Detached homes selling for average of $450,000 in Lethbridge

A new report shows that, while people are continuing to pay a bit more for homes in Lethbridge, the pace of price growth is faster in some other Alberta cities.

The Alberta Real Estate Association (AREA) has released its latest monthly reports for October 2025.

It says that, between all types of residential properties in Lethbridge, residents were paying an average of $418,165, an increase of 3.3 per cent from the same time last year.

Detached houses rose by 2.6 per cent to $450,187.

The biggest increase in average final sale prices was for semi-detached homes, which increased by 23.4 per cent to $420,663.

Row homes and apartments got cheaper over the last year, now selling for $292,797 (-11.2 per cent) and $231,071 (-2.6 per cent) respectively.

AREA reports that there were 153 new listings in Lethbridge this past month, and 129 sales were made.

This helped to increase the overall supply of housing by 9.2 per cent, but the city remains firmly in a seller’s market.

Among the seven Alberta cities that were tracked by AREA, Lethbridge was around the middle of the pack in terms of housing costs.

Red Deer had by far the biggest jump in price over the last year, rising by 19.6 per cent among all types of homes.

Homes in Medicine Hat increased by 11.8 per cent.

Although Calgary remains the most expensive city in the province to buy a home, with an average of $577,000, it was relatively flat with a growth of 0.3 per cent in prices.
