Lethbridge home sale prices up 20% in one year

A new report shows that people in Lethbridge are paying quite a bit more for housing compared to just one year ago.

The Alberta Real Estate Association (AREA) reports that, between all types of residential properties, the average final sale price in December 2025 was $469,057.

That is 20.2 per cent higher than in the same period in 2024. This is by far the fastest pace of pricing growth among Alberta’s seven largest cities.

Detached homes went for around $502,790 on average, representing an annual increase of 20 per cent. This was the only category of housing that went up in price.

Semi-detached properties were down by 2.4 per cent to $355,833, while row homes dropped in price by 1.2 per cent to $294,429.

The biggest drop in sales prices was for apartments, which declined by 23.7 per cent to $187,500.

AREA notes that 75 real estate transactions were finalized in Lethbridge in December, which is down by 6.3 per cent compared to one year ago, while the number of new listings rose by 1.4 per cent to 75.

Still, the city remains in a strong seller’s market with just 2.99 months of housing supply. This means that if homes continued to sell at the current pace and no new properties were listed, it would take about three months to completely clear the market.

According to Alberta realtor Adam Vetter, communities are considered seller’s markets if there is less than six months of supply, as the demand for homes exceeds supply.

Homes in Lethbridge remain under the provincial average in December, which was $512,556 for all property types.

Calgary was the most expensive city at $555,000, while Medicine Hat was the cheapest among those analyzed at $326,504.
