Lethbridge returning to balanced real estate market

The new year kicked off a bit slower than usual for real estate in Lethbridge.

The Alberta Real Estate Association (AREA) reports that 77 transactions closed in January 2026, which is down by 41.2 per cent from the same period the year prior.

With 162 new listings added this past month, the number of available housing units has increased by 10.9 per cent to 275.

Lethbridge had about 3.57 months of supply in January, which RE/MAX realtors consider to be a “balanced” market. The City had often been below a three-month supply in recent years, giving sellers more power.

According to AREA, homes of all types in Lethbridge sold for an average of $408,896 in January, which is down by 1.8 per cent from the same time last year. However, that is a decrease of 12.8 per cent compared to December 2025.

Much of the decrease came from apartments, as the final sale prices fell by 32.6 per cent annually to $219,955.

Semi-detached homes decreased by 7.9 per cent to $387,500, while row homes were down by 1.6 per cent to $308,340.

The only housing type that increased in price was detached homes, which rose by 5.4 per cent to $469,848.

Lethbridge remains more affordable than the provincial average, which was $513,162 (up 2.1%) for all property types.

Calgary was the most expensive at $556,250, while Fort McMurray was the cheapest at $320,270.
