Lethbridge residents paying nearly 15% more for housing after one year

A new report shows that people have been willing to cough up more dough to buy a house in Lethbridge.

The Alberta Real Estate Association (AREA) says the average final sale price for houses in Lethbridge, between all housing types, was $460,589 in February 2026.

That is up 14.7 per cent compared to the same time last year.

The biggest part of that increase came from semi-detached properties, which increased by 36 per cent annually to $403,960.

Detached homes sold for an average of $497,099 last month, the closest the city has ever been to half-a-million. People paid 10.6 per cent more than they did one year ago.

Row homes went up slightly in price by 3.9 per cent to $326,546, while apartments were the only house type to go down in price, falling by 5.9 per cent to $277,527.

A total of 135 real estate transactions closed in February, which is down by 2.9 per cent from the same period last year.

However, the number of new listings rose by 14.2 per cent to 169, leading to total inventory increasing by 18.5 per cent.

There were 2.13 months of supply in February, meaning that if homes continued to sell at their current pace and no new homes were listed, it would take that long to completely clear out the market. Lethbridge remains firmly in a seller’s market.

Lethbridge remains below the provincial average for housing prices, which was $521,364 between all housing types. That number is brought up by Calgary, which was Alberta’s most expensive city at $565,000.

Among Alberta’s seven largest communities, Fort McMurray was the most affordable at $367,824.
