New Office Complex in West Lethbridge a Community First

LETHBRIDGE – To accommodate the fastest growing area of the city, West Lethbridge will soon see its first multi-story, multi-unit complex named Heritage Station.

The 17,482 sq. ft., two-storey building is currently under construction at 876 Heritage Blvd West and is the first of a three-phase project created by local property developer Matthew Sherwood of Sherwood Developments Inc.

Sherwood said that with nearly 38,000 residents, West Lethbridge has been under-served by combination of professional office and retail space.

“What is common across the river is very uncommon here, until now. We are working very hard to help businesses that want to locate or relocate in West Lethbridge do so in quality space that they can own if they wish,” he said.

Sherwood noted that the second and third phases, slated for construction in 2018 /19, will see a four-storey building withresidential units above ground floor retail offices.

Confirmed tenants purchasing condo units in the building include Eye Appeal Vision Care, Gibbs Insurance Services and West Family Dental.

“All three businesses are moving from other, often smaller, locations in West Lethbridge and are taking advantage of the ability to purchase their space rather than be leaseholders – a trend that is gaining traction in the city, in part because we are offering that as an option.”

Sherwood added that additional retail and flexible office space totalling 7,300 sq. ft. remains in Phase 1  and is currently available for purchase or lease.

The space can be subdivided to suit an individual tenant / owner needs. 

The $3.6 million building was designed by Lethbridge-based architect Ian Moxon and is being built by Silver Ridge Construction, with substantial completion and occupancy scheduled for March, 2017.

Sherwood said the size and untraditional shape of the property which is bordered by the railway and highway overpass — might have been a challenge to some types of development, but suited his needs perfectly.

“It was previously only zoned for a storage facility, and we believe our project is not only much more attractive but provides better long-term value to the community.”
