Mustard Seed looks to rezone Lethbridge’s Ramada for supportive housing

LETHBRIDGE, AB – More details are emerging on the Mustard Seed’s plans for permanent supportive housing in Lethbridge.

LNN reported earlier this week that the Christian non-profit looks to open both a sober shelter and a supportive housing complex in the city.

Now, a letter has been sent to nearby property owners explaining that the Mustard Seed seeks to have the property at 1303 Mayor Magrath Drive South, the Ramada by Wyndham hotel, rezoned. Plans also include the nearby Chinook Motel.

By doing this, altered zoning would allow for multi-family residential and resource centre uses.

In an accompanying video, Project Manager Taylor Kawaguchi says there would be 86 units of permanent supportive housing, combining “affordable housing with wrap-around supports with the intention to prevent re-entry into the homeless sector.”

The video can be seen here.

By providing housing, the goal is to reduce the reliance on other social services such as emergency medicine, the courts, and child welfare.

Some of the wrap-around supports would include advocacy services, employment coaching, and counselling to both residents of the building and to the wider community.

Principal Architect with Alvil Reinhard Fritz Architect Inc. Alvin Fritz says the hotel is “ideally located” on a high-profile corridor.

“Along the [east] side of the property, we have a fence, which really mitigated the impact on the neighbourhood, which is always one of the concerns.”

It is still early in the rezoning process, so it could still take a few months before the application is potentially approved.

At a later date, this matter will be brought forward to Lethbridge City Council and a public hearing will be required.

LNN has reached out to the city and the Mustard Seed for additional comments.
