Final sale prices for homes in Lethbridge rising quickly

The final sale prices for homes in Lethbridge are rising the fastest among Alberta’s seven largest cities.

That is according to the latest market statistics report from the Alberta Real Estate Association (AREA).

In November, they say homeowners were paying an average of $438,830 for all types of residential properties, an increase of 14.6 per cent from the same time last year.

The city with the second-highest rate of housing price increase was Fort McMurray, where the average final sale price rose by 8.3 per cent.

The biggest jump in closing costs in Lethbridge came from detached homes, which rose by 16.4 per cent to $482,623. There was also a 14.4 per cent increase in the cost to buy a row home, which now goes for around $315,216.

Semi-detached homes jumped up 8.2 per cent to $370,930, while apartments were the only housing type to see average prices decrease, falling by 2.7 per cent to $266,075.

Overall, the $400,000-$499,999 price range has become by far the most common in the city, accounting for nearly half of all real estate transactions. Just one year ago, it was typical to see properties selling in the $300,000s.

The Association reports that realtors finalized the sales of 132 homes in November, while an equal number of new properties were listed.

There is about 2.02 months of housing supply, which is the amount of time it would take to completely clear the market if homes kept selling at the current pace and no new ones were listed. This means that Lethbridge remains in a seller’s market.

Calgary remains Alberta’s most expensive city for housing prices, with an average cost of $560,000, although that is down by 2.3 from one year ago.

The Alberta average for all types of homes was $511,217, which was brought up by Cow Town, as it was the only city to be above the average.
