Lethbridge rent prices rise slightly in December

Despite a small increase in home rental prices, Lethbridge remains among the most affordable cities in the country.

That is according to the latest National Rent Report from Rentals.ca and Urbanation, which looked into the cost of rent in 60 cities in December 2025.

The average cost of rent in Lethbridge this past month was $1,570 per month.

One-bedroom units rose in price by 2.5 per cent over the last year to $1,400 monthly, while homes with two bedrooms rose by 1.2 per cent to $1,548.

Of the communities that were analyzed, Lethbridge was the eighth cheapest.

The provincial average was $1,672 per month, which fell by 2.7 per cent over the last year. Alberta was the third most affordable province behind Manitoba ($1,633/month) and Saskatchewan ($1,395/month).

Six of the 10 most affordable cities were in Alberta.

All of the included cities in Alberta are shown in the list below, ranked in descending order of price with their place on the national list out of 60 in brackets:

    • Two bedrooms: $1,847/month (-4.4% annually)
  • Edmonton (51)
    • Overall: $1,615/month
    • One bedroom: $1,301/month (-2% annually)
    • Two bedrooms: $1,625/month (-1.8% annually)
  • Lethbridge (53)
    • Overall: $1,570/month
    • One bedroom: $1,400/month (+2.5% annually)
    • Two bedrooms: $1,548/month (+1.2% annually)
  • Red Deer (55)
    • Overall: $1,549/month
    • One bedroom: $1,265/month (+0.5% annually)
    • Two bedrooms: $1,480/month (-0.5% annually)
  • Fort McMurray (57)
    • Overall: $1,371/month
    • One bedroom: $1,169/month (-2.1% annually)
    • Two bedrooms: $1,389/month (-3.6% annually)
  • Medicine Hat (58)
    • Overall: $1,390/month
    • One bedroom: $1,208/month (-1.9% annually)

    • One bedroom: $1,039/month (+2.4% annually)
    • Two bedrooms: $1,317/month (+6.6% annually)

Nationally, Canadians paid an average of $2,060 every month for rent, which is down by 2.3 per cent over the last year.

North Vancouver remained the most expensive city in the country, with rentals averaging $2,974 per month. One-bedroom units there rented for $2,469/month (-7.5% annually), while $3,286/month for two bedrooms (-4.1% annually).
