Benchmark prices climbed slightly

Real estate market in Lethbridge and area cooled in September

Oct 13, 2026 | 9:59 AM

Lethbridge & District Association of Realtors is out with its September sales numbers and both, in and outside of the city, saw figures down considerably.

Starting in the city, it was a drop of over 10-percent year-to-date and last month’s 153 homes sold, translated to a slide of three percent, when compared to September 2025.

September’s 202 new listings translated into a one-percent drop year-over-year, but a one-percent climb year-to-date.

The average price for a detached home in the city was a little more than $474,000.

Sales in the country were mixed with 248 homes sold rurally last month – down 8.4 percent year-to-date, and up slightly, two-and-a-half percent, versus September 2025.

Average price for a detached home in the County and points east and southeast, a little over $476,000.

It was about $100,000 less, though, as you head west to places like Fort Macleod and Pincher Creek.
