Our market in Southern Alberta continues to show incredible strength as we head into fall. The month of August saw the market continue to show and upward trend in both sales transactions and average home prices. There is no question that the conditions for first time home buyers and also families looking to move up in price range are very favorable. One of the driving factors is the low mortgage rates that are available today.

The low mortgage rates also have an effect on the “stress test” that is still a qualifier as it lowers the benchmark and is now at its lowest point since being introduced by the OFSI. These conditions become favorable to the borrowers as it increases their borrowing power! As we have seen more buyers come into the market, we have seen the number of listings decrease which has put our market in very good balance which means that there are mutual benefits for both Buyers and Sellers. “Overall, we are very pleased with our local market and expect sales to continue to be strong through the fall months.
