February 2021 Lethbridge Market Report

Wow, what a start to 2021! February was truly an incredible month. We had a continuation of declining inventory and strong sales which has resulted in Sellers market conditions.
So across Southern Alberta sales transactions for Feb were up over 40% when compared with February of 2020! Of course this amount of activity and declining inventory has pushed pricing up and had the average house increase 8%.
In the city, sales transactions were up a staggering 49% and also showed declining inventory. Along with a 49% increase in sales, there was 25% less inventory available which pushed the “absorption rate” to 27% which is heavy Sellers Market territory.
