A good news story for Lethbridge and Surrounding Area! So although a more typical month for our area, the strength of our local market shines through. Our fine City of Lethbridge has managed to buck the trend in other parts of Alberta by showing a nice solid gain when looking at year over year transactions. In many areas, the slowdown earlier in the year was just to much to overcome and has seen many areas struggle to get even with previous years sales.

Not only have we been able to make up for the slowdown, but we have shown a nice strong increase over the previous year which speaks to the confidence that people have in our market. In fact if you factor in our surrounding areas, the increase is much larger and have seen many small communities experience record sales levels. As an example, the Town of Coaldale has seen one of the largest increases overall with sales levels a staggering 40+% increase over the previous year. These types of sales levels put upward pressure on sale prices which make it an awesome time for people to consider Selling.

So in the end what does this all mean? Just give me the bottom line……..is it a good time to Buy? Is it a good time to Sell?

So the answer is easy….

It is a good time for both and here is why. Our market is in fairly good shape and balanced right now which means that the supply and demand is in a relatively good spot. So on the Buyer side, with mortgage rates this low, the opportunity just cant be overlooked. For people looking to “move up” or to “move in” there just wont be a better time. As sales continue to grow and the available inventory tightens up, this puts upward pressure on average house pricing which is great for Sellers. One thing is for sure, that over time Real Estate markets do tend to have cycles and this is a spot in the cycle that looks to be very good. Having said that, the window to get in before the market prices start creeping is small.
