Another month………another good news story! Our Real Estate market continues to show strength as we head towards the end of the year. October showed transaction levels at its highest level for over a decade and showed strength across all price ranges. Strong sales levels have left our market showing an increase of almost 9% after 10 months of 2020. We are seeing several different trends and one of them is that properties that are priced from $275,000 and under, are in very high demand with many of the receiving multiple offers during the month. We are also seeing some of the surrounding towns recording very strong numbers. An example of this is the Coaldale market. Over the past several years it is not uncommon to see Coaldale have approximately 100 listings for residential inventory and as we speak, they only have 45. That is an incredible swing and puts several price ranges in Coaldale, into a “Sellers Market.” If you look back to our prior months market updates, we had predicted that the strong sales would continue and in fact, that it would stay strong through the end of 2020.

If you have ever thought of selling…the conditions are as strong now as we have seen them in years as Buyers continue to take advantage of low mortgage rates and relatively affordable average home prices at this point. We also believe that these low rates might be here for some time, however the current prices won’t.
