Lethbridge rental prices up 12-25% in one year

LETHBRIDGE, AB – The cost to rent a home in Lethbridge has far outpaced the general rate of inflation.

Rentals.ca and Urbanation have released their latest National Rent Report for June 2024.

They say the average cost to rent a studio apartment in the city was $1,212 per month, increasing 13.5 per cent over the last year.

One bedroom units rented for $1,364 per month, up 15.9 per cent year-over-year, while places with two bedrooms uncreased by 12.3 per cent to $1,545.

The largest increase was seen in three bedroom rentals, which shot up 25.2 per cent annually to $1,925 monthly.

The price hikes are approximately in line with the rest of the province, which went up by an average of 16 per cent to $1,787 per month.

In comparison, Statistics Canada reports that the Consumer Price Index for May 2024 increased by 2.9 per cent over the last 12 months.

A total of 35 communities across the country were analyzed and listed in the report.

Calgary was the most expensive city in the province and the 23rd most costly in the country.

The full list of Alberta communities is listed below with their place on the national ranking in brackets:

  • Calgary (23)
    • One bedroom: $1,743 per month, up 3.3 per cent in one year
    • Two bedrooms: $2,145 per month, up 2.8 per cent in one year
  • Edmonton (31)
    • One bedroom: $1,368 per month, up 14.4 per cent in one year
    • Two bedrooms: $1,709 per month, up 13.5 per cent in one year
  • Lethbridge (not included in national list this month)
    • One bedroom: $1,364 per month, up 15.9 per cent in one year
    • Two bedrooms: $1,545 per month, up 12.3 per cent in one year
  • Fort McMurray (33)
    • One bedroom: $1,251 per month, up 13.4 per cent in one year
    • Two bedrooms: $1,429 per month, up 3.5 per cent in one year

The most expensive city in all of Canada to rent is Vancouver. A one bedroom unit there costs an average of $2,724 per month while two bedrooms will set you back $3,648 every month.

For Vancouver’s prices, you could rent three apartments in St. John’s, Newfoundland and Labrador, the most affordable community on the list.
