Homes sold, average price down, but total value up so far this year

LETHBRIDGE – The CEO of the Lethbridge and District Association of Realtors says she’s “quite pleased” with the numbers from the first half of 2018.

Cathy Maxwell said the market is pretty stable despite new mortgage rules. The number of homes sold in the first six months of the year was 1,227, a decrease of 6.2 per cent over the same period in 2017. But the total dollar value is up approximately 2.5 per cent, to $75.6 million.

“Overall, we’re not doing too bad,” Maxwell said, also pointing out the average house price of around $265,000, a decrease of approximately 1.5 per cent. “We do have about 2,059 active listings for all types of listings at the end of June 2018. Compared to last year, it’s up significantly, around 39 per cent. We’re up and we’re down.”

Maxwell said reconciling those numbers means breaking down the segments. The most popular price range continues to be $220,000-$270,000, but in June alone, 13 properties sold in the $500,000-$700,000 range, so that can raise the total value more than the average price.

She also said it’s a buyer’s market right now, with around seven months of inventory, up from five and a half months at this time last year.

“We are getting more listings,” Maxwell said. “(S)uper-important to price it right. But there are sales happening.”
